{"id":210,"date":"2026-09-17T07:16:58","date_gmt":"2026-09-17T07:16:58","guid":{"rendered":"https:\/\/xactlegal.com\/blogs\/?p=210"},"modified":"2026-09-17T07:16:59","modified_gmt":"2026-09-17T07:16:59","slug":"fbr-retains-housing-loan-tax-credit-for-tax-year-2027","status":"publish","type":"post","link":"https:\/\/xactlegal.com\/blogs\/2026\/09\/17\/fbr-retains-housing-loan-tax-credit-for-tax-year-2027\/","title":{"rendered":"FBR Retains Housing Loan Tax Credit for Tax Year 2027"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">The Federal Board of Revenue (FBR) has retained the <strong>tax credit on qualifying low-cost housing loans for Tax Year 2027<\/strong> under Section 63A of the Income Tax Ordinance, 2001.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The provision allows eligible individuals in Pakistan to claim a tax credit on certain housing-loan payments used for the construction or acquisition of a qualifying personal residence.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Who Can Claim the Housing Loan Tax Credit?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">An individual may qualify where the housing loan is obtained from:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A scheduled bank<\/li>\n\n\n\n<li>A financial institution regulated by the Securities and Exchange Commission of Pakistan (SECP)<\/li>\n\n\n\n<li>The Federal or Local Government<\/li>\n\n\n\n<li>A statutory body<\/li>\n\n\n\n<li>A public company listed on a registered stock exchange in Pakistan<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The loan must be used to construct or acquire <strong>one personal house or flat<\/strong> meeting the prescribed size limits.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Property Size Limits<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">For Tax Year 2027, the qualifying property must meet these limits:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>House:<\/strong> Land area of up to 2,500 square feet<\/li>\n\n\n\n<li><strong>Flat:<\/strong> Total area of up to 2,000 square feet<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">How Is the Tax Credit Calculated?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The tax credit is calculated using the formula:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>(A \u00f7 B) \u00d7 C<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Where:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>A<\/strong> = Tax assessed before allowing the applicable tax credit<\/li>\n\n\n\n<li><strong>B<\/strong> = Taxable income for the tax year<\/li>\n\n\n\n<li><strong>C<\/strong> = The lesser of the qualifying profit on debt paid during the year or <strong>30% of taxable income<\/strong><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">This formula determines the tax credit available to an eligible individual within the limits prescribed by Section 63A.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Important Restrictions<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The housing loan tax credit is subject to certain conditions.
